Would you buy this house?
I’m betting that unless you’re a contractor seeking a fixer-upper, the answer is no. Is there anything to really like about it?
On the surface alone you can see that you’re going to need many thousands of dollars worth of repairs. What you can see of the roof indicates another costly job. Considering all the surface damage, what do you think is going on underneath the house? Do you think the foundation is in good repair, or that it’s cracked and damaged? Do you think the plumbing works just fine? No, probably not.
If I were the average house buyer, I wouldn’t buy that one either. It’s tough to tell where the work would end. The repair bill could be far more expensive than I realize.
But let me tell you something: Houston House Buyers would probably buy this house. No, we’re not running a charity. We see an opportunity here. We can make repairs at scale, which gives us plenty of advantages over your typical home buyer.
Right on our homepage, we say we buy houses as is, in any condition. So what exactly does that mean?
I’ll let some of our customers tell you.
“The house has been completely vandalized, they stole everything and kicked in the walls and ceiling!”
“Remember that big rain storm a year ago? It flooded our house and we didn’t have insurance.”
“The fire destroyed the entire upstairs.”
“The foundation is so bad we can’t close any door inside the house.”
“We have not been inside the house in years. The tenant that leased the house has been there for 10 years and sometimes pays rent.”
“A pipe upstairs broke and destroyed everything inside.”
“The foundation moved so much that windows are breaking!”
“We tried to sell it through a Realtor and they couldn’t sell it because no buyer wanted to do this much work to a “new” house.”
“The smell of animals and trash is so bad that when you open the front door it nearly knocks you out!”
“The termite damage is extensive. The pest control company suggests we tear the house down and start over.”
This is just a sampling of what we hear every day as we talk with homeowners all over the Houston area. In almost every instance, these homeowners are stunned that we’re willing to make them an offer for their houses — never mind an all-cash offer.
To us, that’s what as-is, in any condition means. As long as the house has a frame that holds it up, we’ll make you an offer. Even then, if we think we can salvage it, you can expect to get an offer you can deposit in just a few weeks.
If your house needs massive repairs, sell it!
If you’re living in a house that needs massive repairs, you know you’re in a pickle. You’d like to get yourself and your family out of there, but what can you do? If you want to sell it you’d have to make thousands of dollars worth of repairs. Not everyone has that kind of money sitting around. Even if you did, would you break even after selling?
Little do many homeowners realize, they can cash out without making those repairs. If they have enough equity in the home, an all-cash offer from an investment group just might get them a down payment on a new house. Imagine that: cashing out of a dump and upgrading to a nicer house. All without having to make any repairs.
That’s the advantage of investors like Houston House Buyers. We can make repairs for cheaper. What costs the average homeowner $5,000 will cost us much less. That allows us to make quality offers to homeowners who would like to sell, but who need repairs done.
Typically we see two problems when dealing with owners of damaged houses. First, they didn’t know investment groups like us even existed. That’s a shame. There are ways to sell your house other than hiring an agent and making costly repairs. Yet the second might be even worse. Many homeowners just put off making repairs or selling.
Waiting always makes the problem worse. A house in decent repair becomes a house in poor repair more quickly than you think. Small roof leaks expand and cause more water damage; a house impacted by floor or fire continues decaying; foundation cracks expand.
Problems multiply for a house the older it is. Small roof leaks turn into bigger ones, small tenant problems turn into bigger ones, a house impacted by flood or fire always gets worse, etc. My best advice is to sell and sell the property quickly so a real estate investor can purchase the property and get it fixed. Because we’ll buy it, no matter what condition it’s in.
Your neighbors will thank you.
